Investing in the Catalyst Fund

As a partnership between the Metropolitan Government of Nashville and Davidson County and the Community Foundation of Middle Tennessee, the Fund seeks to bring together the public sector, the philanthropic community, and the private sector to help address the many challenges facing affordable housing preservation and development in Nashville.

Why Now?

  • Metro has made a major one-time commitment to support the Fund
  • New momentum across the civic and philanthropic communities to develop and fund impactful solutions to the region’s housing crisis
  • In a difficult market, new sources of capital can catalyze additional preservation and development
Projected Impact

Bringing Nashville Together to Address Affordable Housing Needs

Over 10 years, a $75mm Catalyst Fund could accelerate the preservation or creation of 3,000+ affordable homes for Nashville residents.

Metro Nashville Seed Funding

Metro’s $20 million of seed funding is first-loss capital, providing credit enhancement to other investors.

Additional Concessionary Capital will Scale the Fund

Additional capital from private investors at concessionary rates increases the number of projects the Fund can support while bringing down the overall cost of capital.

Impact for Residents

More money at a lower cost of capital enables the Fund’s loans to increase the quality of life for residents of affordable housing.
